Description

Our newest property has been impeccably renovated and equipped with modern touches, yet still lets you know you’re in Mountaineer Country! From the custom painted mural in the garage, to the blue & gold touches throughout the living space, you’ll feel the Mountaineer spirit and love!

 

The Modern Mountaineer sits on 2 floors, has air conditioning and heat throughout, full kitchen with a gorgeous spacious island with seating for 4 at the bar, open to a dining area with a table that seats 4, as well.  There is a laundry area, with washer and dryer and a half-bath on the main floor.  Another cool feature that makes this space unique is the garage, it houses a foosball table and has a custom-painted wall mural of all things Mountaineer, done by a local artist. The stairs lead to 2 bedrooms and 2 full bathrooms, one King suite and one Queen.  Both have their own bathrooms en suite and each bedroom has a designated work area with a desk and chair.  Each bedroom and the living room are all equipped with smart TV’s.  Extra pillows and blankets are provided to make every stay as cozy and comfy as possible.

 

Things to Note: The property requires stairs and may be difficult for guests with limited mobility. There is no garbage disposal, so please no food or grease or anything other than liquids down the sink.  This is a no smoking household, so if you smoke, please note you will need to go outside to do so.  If any smell of smoke is evident after checkout, fees will apply.

 

Location:  Perfectly situated remarkably close to WVU Mountaineer Field (walking distance) where you can join most of Morgantown in cheering on our beloved Mountaineers, as well as WVU Hospitals.  Can not beat this location especially on game days or if you’re in town to visit a family member or friend in the hospital.  Also, right around the corner from The Varsity Club, a perfect spot to enjoy lunch, dinner or drinks and The hangout on game days for pre-gaming and tailgating! The food is fantastic and the atmosphere fun & energetic!

Minutes from Suncrest Town Center where you’ll find lots of other great restaurants and shops and the “Gucci” Kroger for groceries.  If you’re a coffee drinker/lover, and want to experience one of the best cups of coffee you’ll ever have, head to Mountaineer Roasting Company, just minutes away!  Just put it in your GPS….you can thank us later!

Checkin: Checkin time is firm, after 3:00.  If an early check in is required, please give plenty of notice.  If there is someone checking out the same day, early check in will not be available, even for a fee.

Checkout: Checkout is firm at 10:00 am.  If a late checkout is desired, notice needs to be given, if no one is checking in that same day, we can allow it, fees will apply.

HOUSE RULES:

CHECK-IN: Check-in time is 3:00 pm or after.  If early check-in is required, please confirm with host prior to booking using the Airbnb app messenger.  If early check-in is possible, Guest agrees to pay a $25 early check-in fee for each extended hour of stay.

CHECK-OUT:  Check out time is 10:00 am.  In order for the cleaner to have time to properly prepare for the next guest, we ask that guests have checked out by this time.  Guests are to leave keys as required in the House Manual. Check-out is defined as all guests and personal property being completely off of the property with keys in the required location.  Guest agrees to pay a $75 fine if not checked out by the specified check out time.

If late check-out is required, please confirm with host prior to booking using the Airbnb app messenger. If late check-out is approved by host, the Guest agrees to pay a $25 late check-out fee for each extended hour of stay.

MAXIMUM OCCUPANTS:  Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host/manager. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the Property will be immediately evicted without refund for unused days remaining. Guest also agrees to pay a charge of $100 per person/ per day for every visitor not identified by Guest in the reservation.

AGE:  You must be 21 years of age or older at time of booking in order to reserve this Property.  Guest confirms that he/she is older than 21.

SMOKING FEE: Guest agrees to pay a $1,000.00/ per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host/manager or cleaning crew after guest checks out.  This fee will cover costs to remove odors from the home, and lost revenue during cleaning.

PETS: There are to be no pets on the Property – except with prior written authorization of host. Guests who bring a pet or pets without approval will be charged a $300 Pet Fee and will be immediately evicted from the Property without refund for remaining days on reservation..

REPORTING DAMAGE: Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy.

DAMAGE:  Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture.  Guest agrees to pay for any damage made by guests or visitors that exceeds the deposit amount.

ENTERING PREMISES: Host, or Host’s Agent may enter the Property at any time, with no prior notice, in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal maintenance.

ITEMS LEFT BEHIND: Host shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, message Host/ Manager as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, charge the credit card on file to cover the expense.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.

LOSS OF USE:  Guest agrees to pay any documented loss of host income created by Guest violating house rules.

KEY REPLACEMENT:  Costs to replace any lost or damaged keys is $25 per key. And $45.00 to replace lost or damaged garage door opener, in the event the property has a garage and an opener was provided.

FOOD:  We ask guests to kindly dispose of food in the available trash can.   No eating of food in either bedroom.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors and shall keep noise to a minimum while in back or front yards. Quiet time is 11pm to 8am. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property.  No refund will be given for the time not used due to being evicted.

USAGE OF UTILITIES: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. Your Kilowatt consumption allowance is 155 KWH a day. Anything over this amount will be billed to the guests at $0.17 cents per KWH.

KITCHEN ITEMS:  All items in kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Guests are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all laundry. Un-salvageable linens/bath towels will be charged to the guest.

MOVING FURNITURE:  Indoor and outdoor furniture is not to be re-arranged.  Dragging chairs/tables on hardwood floors will leave scratches on hardwood.

ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $90 can be charged if additional cleanup is required that goes above the standard cleaning.
